You may want to take advantage of the RRSP Home Buyers' Plan. You must be a first-time buyer or at least not have owned a principal residence for four consecutive years in order to qualify under the plan. Remember, no income tax is deducted from these funds as long as they are repaid to an RRSP according to the government's repayment schedule.

Lower Down Payment Requirements
Canada Mortgage and Housing Corporation's (CMHC) Home Loan Insurance Plan is designed to give buyers lacking a larger down payment the opportunity to get into the market sooner. Under the program the minimum down payment requirement for federally insured mortgages for buyers is just five per cent. The home can be new or resale.
